Protesting Your Colorado Homes’ Tax Valuation

Colorado homeowners should have received their property tax valuation notices by now.  Most of you will see a decreased value, which means paying lower taxes.  But for those of you who want to protest your valuation, here’s how.

(BTW – sometimes I hear people complain that their valuation is too low.  Why??  Maybe you don’t realize that these valuations do not affect the market value of your home if you want to sell the house?)

I receive valuations from both Jefferson and Adams County.  In both cases, the form to use for protesting the valuation is on the back of the valuation itself, and instructions are included.

The deadline is June 1, so the clock is ticking.  You must state your estimate of the value as of June 30, 2008, and provide proof. The proof will be properties similar to yours that sold in the 24-month period ending June 30, 2008 for Jefferson County and the 18-month period ending June 30, 2008 for Adams County.  So the house that just sold next door is not usable.

‘Similar’ properties would be homes that substantially match the description provided on the Notice of Valuation for your property.
List the date sold, property address, selling price, legal description, and schedule number on the form. You can attach supporting documentation. If you don’t provide some basis for your protest, it will be dismissed.

You must sign and date the form. Be sure to keep copies of everything.  Mail it by June 1, retain proof of mailing.

You can also protest in person.

Call Adams County for more info at 303-654-6038. Call Jefferson County at 303-271-8616.

For those wondering about the Senior and Disabled Veteran Property Tax Exemption – your elected ‘representatives’ have elected to exempt you from this exemption.  Yup – we’re going to make up for Colorado’s fiscal shortfall partially on the backs of senior citizens and disabled veterans.
