Arvada CO Home Sales Under $150,000 April 2012

What this report tells you:  This price range is, of course, where you find the ‘mother lode’ of foreclosures, and even a few short sales.  The percentage of Arvada homes that sold as foreclosures and short sales has been stable over the past 3 years, days on market has been erratic.  There is only a 1-month supply of homes in this price range, and that is good news for investors and folks who want small entry level or ‘fixer’ houses.

The following information was obtained from Metrolist on May 10, 2012.  This report includes only detached single family Arvada homes listed or sold for $150,000 or less.  (I’m using the term ‘distressed sales’ to refer to short sales and foreclosures. A ‘regular’ sale may also have been ‘distressed’ in the sense that the home was in need of major work.)

 

  • Currently, there are 8 Arvada homes for sale in this price range. Two of those homes is a foreclosure, two are short sales, so 50% of all homes available in the under $150,000 price range are distressed sales.

  • There are currently 19 Arvada homes under contract, 7 are foreclosures and 5 are short sales.  63% are distressed sales.
  • 13 Arvada homes sold in April 2012 under $150,000. 50 median days on market.  7 were foreclosures, 4 were short sales.  So 85% were distressed sales.
  • 2011 saw 15 Arvada homes sell during April below $150,000, with 141 median days on market. 11 Arvada homes were foreclosures, 2 were short sales.  An 87% rate of distressed sales.
  • 2010 saw 10 Arvada homes sell during April below $150,000, staying on the market for only 20 median days. 7 were foreclosures, one was a short sale, for a 80% distressed sales rate.

Arvada CO Home Sales $150-200,000 April 2012

What this report tells you:  Since I am out there, working in Arvada’s real estate market every day, I would have guessed that this price range would show a decrease in the days on market from previous years, and yet it is up.  I am not surprised that the percentage of homes sold as short sales and foreclosures are increasing, as the banks have been telling us they’re going to start releasing their inventory.  What I can tell you for sure, is that the best homes in this price range go very fast, usually with several competing offers.

The following information was obtained from Metrolist on May 10, 2012.  This report includes only detached single family Arvada homes listed or sold between $150,000 and $200,000.  I’m using the term ‘distressed sales’ to refer to short sales and foreclosures. A ‘regular’ sale may also have been ‘distressed’ in the sense that the home was in need of major work.

  • Currently, there are 26 Arvada homes for sale between $150-200,000. 4 of these homes are short sales and 8 are foreclosures. That’s a 46% rate of distressed sales in this price range’s active homes

  • Currently there are 50 Arvada homes under contract, 21 are foreclosures and 6 are short sales; a 54% rate of distressed sales.
  • 28 Arvada homes sold in April 2012 between $150-200,000, with 44 median days on market. 10 were foreclosures, 3 were short sales, for a 54% rate of distressed sales.
  • 2011 saw 21 Arvada homes sell during April between $150-200,000, staying on the market for a median of 37 days. 5 of these were foreclosures, 1 was a short sale; that’s an 29% rate of distressed sales.
  • 2010 saw 37 Arvada homes sell during April between $150-200,000, staying on the market for a median of 25 days.  8 of these were foreclosures, 3 were short sales, for a 30% rate of distressed sales.

Arvada CO Home Sales $200-250,000 April 2012

What this report tells you: Last year was rough in this price range, but improvement in both median days on market and percentage of short sales and foreclosures is encouraging. This is a ‘hot’ price range for Arvada, and I expect to see further improvement.

The following information was obtained from Metrolist on May 10, 2012.  This report includes only detached single family Arvada homes that sold between $200,000 and $250,000 in April 2012.  I’m using the term ‘distressed sales’ to refer to short sales and foreclosures. A ‘regular’ sale may also have been ‘distressed’ in the sense that the home was in need of major work.

  • Currently, there are 56 Arvada homes for sale in this price range. 4 of these homes are short sales, and 6 are foreclosures, bringing the percentage of distressed homes available to 18%.

  • Currently, there are 73 Arvada homes under contract in this price range.  9 of these homes are foreclosures and 5 are short sales. That’s a 19% rate of distressed sales.
  • 37 Arvada homes sold in April 2012 between $200,000 and $250,000.  48 median days on market.  5 Arvada homes sold were foreclosures,  1 was a short sale. So in this price range 16% of Arvada homes were distressed sales.
  • 2011 saw  34 Arvada homes sell during April between $200,000 and $250,000. 76 median days on  market.  None were short sales, 10 were foreclosures.  So a year ago the distressed rate for Arvada home sales was 29%.
  • 2010 saw 36 Arvada homes sell during April between $200,000 and $250,000.  28 median days on market. 3 Arvada homes sold as foreclosures, 1 short sale.  A 11% rate of distressed Arvada home sales.

Arvada CO Home Sales $250-300,000 April 2012

What this report tells you:  The percentage of Arvada homes that sold as short sales and foreclosures has steadily increased over the past three years in this price range.  However, even at its highest, it’s nowhere near the 40% that the Denver Metro Association of Realtors is reporting.  The drop in days on market definitely softens the blow for folks hoping to sell an Arvada home between $250 and $300,000.  Buyers – don’t lollygag if you find a home you like.

  • 2011 saw  18 Arvada homes sell during April between $250,000 and $300,000. 39 median days on  market.  None were short sales, 2 were foreclosures.  11% rate of distressed sales.
  • 2010 saw 18 Arvada homes sell during April between $250,000 and $300,000.  34 median days on market. None were short sales, 1 was a foreclosure.  A 6% rate of distressed Arvada home sales.

What this report tells you:  A big drop in days on market and in percentage of short sales/foreclosures bodes well for this price range. Hopefully, these trends will continue through the ‘hot’ summer market!

What this report tells you:  This price range seems to struggle with the days on market, even though it’s not greatly impacted by short sales. Sellers need to remain observant of comparative home sales, to be sure they’re not over priced.

A ‘regular’ sale may also have been ‘distressed’ in the sense that the home was in need of major work.

  • Currently, there are 46 Arvada homes for sale in this price range.  only one of them is a short sale, and 1 is a foreclosure. So 4% of Arvada homes for sale in this price point are distressed sales.

  • 11 Arvada homes sold in this price range in April of 2010, with a median number of days on market of 117. One of them was a foreclosure, 1 was a short sale.  18% rate of distressed sales.

Arvada CO Home Sales $500,000+ for April 2012

What this report tells you:  The real estate market for Arvada homes priced over $500,000 is still very stagnant.  The graph shows a sharp increase in days on market, but with so few homes selling I doubt that is an indicator of what’s to be expected, it was just that all three sales last month took an inordinate amount of time on the market.

The following information was obtained from Metrolist on May 7, 2012.  This report includes only detached single family Arvada homes listed or sold for more than $500,000.  I’m using the term ‘distressed sales’ to refer to short sales and foreclosures.

  • Currently, there are 58 Arvada homes in this price range for sale, two are short sales, none are foreclosures.  That’s a 3% rate of distressed sales on the market in this price range.

Greetings!

 

         Did you get out to Arvada’s Kite Festival or the Colorado Tartan Festival?  Both very fun events that are held on the same day. I made it to both last year but only the kite festival this year.  It has become a huge event. My family walked from our house because parking was so bad last year.  This year they had shuttles, but I was glad we walked.

Arvada’s kite festival is such a success, I’m betting it won’t be much longer before other communities start copying it!

 

It’s turning into an interesting real estate year already.  Lots of what we’ve come to think of as ‘the way it is’, isn’t any more!  If you’ve thought of selling your home, even if you got a market analysis but it’s been a couple of years, you should definitely get yourself some updated information.

I can do a ‘quickie’ market analysis for you, which would provide a broad price range, and printouts of the comparable homes with pictures, so you can kind of figure where within that range your house would fall. Or, I can do a full-blown market analysis, which involves viewing your home, and I could also view the competing homes that are for sale.

If you list with me, I would also give you a thorough consultation on what you can do to increase the value and/or salability of your home, often at little or no cost.  So, shoot me an email or give me a call if you’re even toying with the idea of selling this year.

If you’re thinking of buying a house but are feeling frustrated because you keep hearing how hard it is to get a loan, please make sure to speak with a lender of good reputation before you give up.  Even if it’s not the right time for you to buy, a good lender can give you an idea how to position yourself to buy at the earliest time possible.

Looking for Some Good People

         Like most real estate agents, I have an extensive list of folks who’ve done a good job for me, or for people I know. I’ve got most everything covered except for two specifics – house cleaners, and concrete contractors. Oh, and a roofer – the one I used to refer has fallen from grace.

An Internet Site for Those Who Love Gardening

I recently discovered an internet site some of you might like called, A Garden for the House (www.agardenforthehouse.com), and requested their newsletters via email.  They have a lot of interesting articles, this last email had a link to a 94-year old woman showing how she used dandelions for food back in the depression.  Watch the video to know we have nothing to complain about these days, compared to those!

The newsletter also has articles on monthly gardening chores, and recipes.

BTW – if you asked for an invitation to Pinterest last month and didn’t get it, I sent them but some people never got their invitation.  I’m not sure what went wrong. But I found out that you can go to the site, www.Pinterest.com, and click on the button that says, “Request an Invitation”.

 

Arvada’s Neighborhood Streets:

       One of my readers told me a few months ago that our neighborhood, Pomona Lakes, is scheduled for street resurfacing this year.  I was happy to hear that, because it looks like a ‘crazy quilt’ out there, which is not a good impression when trying to sell a house. The City patched and sealed our streets last year, it doesn’t look very nice but at least there aren’t any potholes (that I know of).

But before I announced this good news in my newsletter, I wanted to verify it. I spoke today with Christopher of the Streets Division at the City of Arvada.

Usually, the year after the City does the patching repairs, they want to put down a new surface coat the following year, which gives the streets a uniform color and nicer look.  However, due to the fact that some of Arvada’s arterial streets were in such bad shape, the work on neighborhood streets has been put off for a year, maybe two.

I was disappointed to hear we weren’t going to get our pretty ‘top coat’, but it’s totally understandable that the City would take care of the streets that carry the most traffic first.

If you have a question that someone at the City offices can answer, and you don’t want to call them yourself, tell me and I’ll do it for you.  They are always so nice down there, I don’t mind at all.
