What this report tells you: This price range is, of course, where you find the ‘mother lode’ of foreclosures, and even a few short sales. The percentage of Arvada homes that sold as foreclosures and short sales has been stable over the past 3 years, days on market has been erratic. There is only a 1-month supply of homes in this price range, and that is good news for investors and folks who want small entry level or ‘fixer’ houses.

The following information was obtained from Metrolist on May 10, 2012. This report includes only detached single family Arvada homes listed or sold for $150,000 or less. (I’m using the term ‘distressed sales’ to refer to short sales and foreclosures. A ‘regular’ sale may also have been ‘distressed’ in the sense that the home was in need of major work.)
- Currently, there are 8 Arvada homes for sale in this price range. Two of those homes is a foreclosure, two are short sales, so 50% of all homes available in the under $150,000 price range are distressed sales.

- There are currently 19 Arvada homes under contract, 7 are foreclosures and 5 are short sales. 63% are distressed sales.
- 13 Arvada homes sold in April 2012 under $150,000. 50 median days on market. 7 were foreclosures, 4 were short sales. So 85% were distressed sales.

- 2011 saw 15 Arvada homes sell during April below $150,000, with 141 median days on market. 11 Arvada homes were foreclosures, 2 were short sales. An 87% rate of distressed sales.
- 2010 saw 10 Arvada homes sell during April below $150,000, staying on the market for only 20 median days. 7 were foreclosures, one was a short sale, for a 80% distressed sales rate.

This is a monthly market report for Arvada homes, a small town between Denver and Boulder. Arvada’s real estate market is not the same as Denver or Boulder, but is very similar to Westminster, Broomfield, Lakewood, and Golden.
