This is a monthly market report for Arvada homes, a small town between Denver and Boulder. Arvada’s real estate market is not the same as Denver or Boulder, but is very similar to Westminster, Broomfield, Lakewood, and Golden.

I hope that issuing these reports every month will help give you an idea of the real estate market, in case you want to buy a home or sell a home in one of the best places Denver to Boulder!

Arvada CO Home Sales $200,000 to $250,000 October 2011

What this report tells you:  If you want to buy a home in Arvada between $200 and $250,000, you’re not going to run into very many foreclosures and short sales, but what you do find may stay on the market for a few weeks.   It’s also interesting that only a third as many homes sold in Arvada this October compared to 2009.

The following information was obtained from Metrolist on October 31, 2011.  This report includes only detached single family Arvada homes that sold between $200,000 and $250,000.

13 Arvada homes sold in October 2011 between $200,000 and $250,000.  56 median days on market.  1 was a foreclosure,  none were short sales. So in this price range only 8% of Arvada homes were distressed sales in October of 2011.

Arvada homes that sold between $200,000 and $250,000 in October 2011 were found in the following neighborhoods:

2010 saw  17 Arvada homes sell during October between $200,000 and $250,000. 79 median days on  market.  None of them  were foreclosures,  1 was a short sale.  That means only 6% were distressed sales, a slightly better percentage than October of this year.

2009 saw 37 Arvada homes sell during October between $200,000 and $250,000.  36 median days on market, which is better than today’s median. 6 were foreclosures, 1 was a short sale.  A 19% rate of distressed Arvada home sales in October of 2009.

Currently, there are 88 Arvada homes for sale and 30 under contract in this price range.

Of those that are for sale, 14 are foreclosures and 6 are short sales.  23% of Arvada homes for sale between $200 and $250,000 in October 2011 are distressed sales.

Of the Arvada homes currently under contract, 2 are short sales and 7 are foreclosures. That’s a 30% distressed sales.

(I’m using the term ‘distressed sales’ to refer to short sales and foreclosures. A ‘regular’ sale may also have been ‘distressed’ in the sense that the home was in need of major work.)

Arvada Colorado Market Reports October 2011

I’ve been writing market reports for various Arvada neighborhoods for a few years now because lots of people seem to like to read them.

However, I have trouble being consistent because they’re so boring to write! (Yes, even a Realtor can get bored by this stuff!) Plus, many neighborhoods don’t have a lot of activity, or no real action as far as foreclosures and short sales go, so every month the report looks almost identical.

So I’ve decided to change up the categories that I base the research on.  When you’re going to buy a house, the first thing you usually do is find out how much house you can afford. Granted, this may require contacting a real estate agent (me?!?!) to find out how much your current home will sell for, and contacting a lender to find out what your payments will be based on today’s incredible interest rates.  But then, you end up with a price range.

So I’ve decided to categorize my Arvada homes market reports by price range.  You can see the categories I’m going to use below. Clicking on a category will take you to the respective report.

How’s the Market for Arvada’s Rainbow Ridge Neighborhood October, 2011?

Arvada’s Rainbow Ridge neighborhood market report is below. If you’d like more details, just let me know!

Arvada Colorado is a small city with a historic town center about midway between Denver and Boulder.

The Rainbow Ridge neighborhood consists of 335 homes, of mixed styles including some attached homes. There is an active HOA.  Rainbow Ridge is north of I-70 and south of 58th Ave, east of Ward Road. Rainbow Ridge is popular due to the large unique homes and many lots have views.

How’s the Market for New Homes in Arvada CO?

Arvada’s new homes market report is below.  If you’d like more details, just let me know!

Arvada Colorado is a small city with a historic town center about midway between Denver and Boulder.

For the most part, you will find new homes being built on the outskirts of Arvada.  Those being built on the eastern edge of Arvada will be in very small neighborhoods, or maybe even only one or two homes built by individuals.  There are larger subdivisions going in to Arvada’s western side, closer to the mountains and great views!

How’s the Market for Mid-Century Modern Homes in Arvada CO?

Mid-Century Modern modern homes are generally defined as those built between 1940 and 1965.  I’ve been learning a lot about these homes lately, their profiles, floor plans, how to decorate them, and how to remodel them.  Throughout the experience, I’ve come to appreciate them more, and find myself slowing down in Arvada’s mid-century modern neighborhoods to enjoy their quaint characteristics.

Arvada Colorado is a small city with a historic town center about midway between Denver and Boulder.

Most of Arvada’s mid-century modern homes are clustered between I-70 on the south and 72nd Avenue on the north, Ward Road on the west and Sheridan on the east. Their prices currently range from a low of $115,000 to a high of $650,000, with the median being at about $195,000. You can find many mid-century modern homes in Arvada that are in need of renovation, foreclosures, and short sales at $150,000 or below.

How’s the Market for Arvada’s ‘The Pond’ Neighborhood?

Arvada’s The Pond neighborhood market report is below. I almost want to quit doing market reports for this neighborhood, because there’s so little TO report!  Medians are moot when there’s only one!

The Pond is such a popular neighborhood, people just don’t move out once they get in.  If you’re dreaming of a home in The Pond, let me know and I’ll keep an eye out for you!
