What this report tells you: Nice to see some movement in Arvada homes’ $500,000+ price range, even though it’s consistent with past years. There’s still 40 homes listed in this price range, but this much movement so early in the year bodes well for getting that inventory cleared out.

The following information was obtained from Metrolist on January 11, 2012. This report includes only detached single family Arvada homes that sold for more than $500,000.
- 6 Arvada homes sold in December 2011 at $500,000+. None were short sales or foreclosures, for a 0% distressed rate. Homes were on the market for a median of 187 days before going under contract.
Arvada homes that sold last month for $500,000+ were found in the following neighborhoods:
Fieldstone Spring Mesa Westwoods Ranch
Village of Five Parks Wildflower Pond
- 2010 saw 6 Arvada homes sell during December at $500,000+. 1 of them was a short sale, for a 17% rate of distressed sales. 225 median days on market.
- 2009 saw 6 Arvada home sell during December for $500,000+. 197 median days on market. 3 were short sales for a 50% rate of distressed sales.
- Currently, there are 40 Arvada homes in this price range *for sale, none are short sales or foreclosures; and 7 under contract, none are foreclosures, two are short sales.
